The builder other builders call when they get stuck.
Forty-seven years of building. Three hundred-plus custom homes. One team that still answers the phone. ICFhome.ca is the custom home practice of Harvey Juric — based in Tiny Township, building across Simcoe County and the Georgian Bay region. Three custom builds a year, by design.
The work we do best is the work that's too complex, too custom, or too high-stakes for a typical builder.
Difficult lots. Demanding architectural plans. Builds where the consequences of cutting a corner are expensive. Projects where the budget is real and the homeowner has done their homework before the first call.
That's not a tagline. It's how we choose what to take on. Three custom builds a year, every year, by design. After forty-seven years and three hundred-plus completed homes, we have earned the right to be selective about which projects fit the practice — and which ones are better served by someone else.
Started in 1979. Still here, still building.
Harvey started in Edmonton in 1979, learning commercial construction in the boom years on the prairies. When the 1982 recession came, he moved east. The first Ontario home went up in Acton in 1986 — a Cape Cod with ground-source heat. People thought the heat pump was strange. Forty years later, the government gives grants to install them.
The first radiant floor system came in 1991 at a home in Rookwood, Ontario. The first ICF build came in 1995 at a project near Blue Mountain, with BLUEMAX forms. Both of those choices were unusual at the time. Both of them are now standard in every home we build.
Through the late 1990s and into the 2000s the work picked up. Some years we built eight homes. Some years ten. The busiest years saw fifteen on the go between north of Toronto and Georgian Bay. By 2005, we had built well over a hundred, and we made a decision: pull back to the Georgian Bay region, focus on fewer projects, do them properly.
Today we build about three custom homes a year, sometimes a few more depending on size and complexity. That number is not a limit. It's a choice. The work has gotten more careful, not less. After forty-seven years and three hundred-plus homes, we have earned the right to be selective.
The people who actually do the work.
Four of us, on payroll, with shared decades on the job. That continuity is the reason the homes turn out the way they do, and the reason you'll see the same faces from your first site walk to the day you get the keys.
Harvey Juric
Founder & General Manager
Harvey started building homes in 1979 and has been on a job site every working week since. He's the person you'll talk to first. He's also the person who'll walk your lot, read your plans, point out the thing nobody else mentioned, and tell you honestly whether the project makes sense. After forty-seven years, he has earned the right to be direct, and he uses it.
With the company since 1979
John Billingsley
CEO & Partner
John joined in 1998 and became a partner in 2005. He's been a steady hand on nearly every major project for more than two decades. If Harvey is the one telling you what your project needs, John is often the one making sure it happens. He's currently building his own ICF home, which tells you something about whether we eat our own cooking.
With the company since 1998 · Partner since 2005
Mauricio Barrantes
Site Supervisor
Mauricio has been our site supervisor since 2007. His hands cover every stage of construction, from excavation through fine finishing. He's the one on the ground making sure the plan on paper becomes the home you walk into. His family has grown to four sons during his time with us, which is a good sign of someone who plans to stick around.
With the company since 2007
Andy Robinson
Carpenter & Millwork Specialist
Andy joined in 2010 and quickly became the person we call when the job needs precision and patience in equal measure. From CNC work in our woodshop to coaxing reclaimed lumber into a staircase that looks like it has always been there, his range is hard to find on a payroll. He is the reason our custom millwork actually looks custom.
With the company since 2010
Same crew, same standard, every site. No revolving-door subcontractors. No "we'll figure out who's running it next week." The person who shows up to walk your lot is the person who'll be on the job when the keys change hands.
What we believe, in plain English.
Not a mission statement. Just six things that show up in the work, every project, every year.
The hidden work matters most.
Anyone can make a house look pretty on move-in day. The real test is February of year ten. The foundation, the waterproofing, the mechanical, the insulation: that is where we spend our attention. The finishes take care of themselves.
A handful of builds a year, on purpose.
We've done eight, ten, fifteen homes in a year before. We could do it again. We don't, because volume and care do not mix the way custom buyers need them to. A smaller schedule is how we keep the same crew on every job and the details where they belong.
Honesty is cheaper than rework.
If a budget is off, we say so on the first call. If a plan has a problem, we flag it before drawings get finalized. Telling someone the hard thing early is the kindest thing a builder can do. It is also the cheapest, by a long way.
One builder, one phone number.
We handle sitework, foundation, structure, mechanical, finishes, and our own millwork. You don't chase fifteen subcontractors. You don't get fifteen invoices. You call one number. That is the deal, and it's the part most builders quietly skip.
The cheapest quote is not the same job.
When two quotes are wildly different, the first question is not "why are you more expensive?" It is "are both quotes including the same work?" We would rather price the whole job up front than discover the missing scope in October, when October is the worst possible month for that conversation.
We answer the phone after handover.
The seven-year structural warranty is Tarion's. Beyond that, we're a half-hour drive from most homes we have built. If something needs attention, we are not hard to find. Most of our post-handover calls aren't about problems anyway. They're about additions, workshops, or referrals from family.
What we actually build.
ICFhome.ca is a custom home practice, not a production builder. Every build starts from your lot, your plans (or ours), and a real conversation about what the home needs to do for the next 30 years.
Full-ICF and hybrid custom homes
Insulated Concrete Form construction from foundation through above-grade, or ICF below grade with conventional framing above. The right choice depends on lot, budget, and how you'll use the space — we'll tell you honestly which one fits.
Radiant heating & mechanical systems
Hydronic radiant floor heating has been our default since the early 1990s. HRV and ERV ventilation sized to the envelope. Geothermal where the soil and lot make sense. The mechanical design and the envelope design get done together, not bolted on at the end.
In-house millwork & cabinetry
Our own woodworking shop with CNC capability. Custom cabinetry, built-ins, stair systems, post-and-beam work, and reclaimed-lumber projects that don't get outsourced to whoever bid lowest. The reason our custom millwork actually looks custom.
Sitework, foundations & the below-grade work
We own the equipment for lot clearing, excavation, foundations, and septic system installation. A portable sawmill for milling lumber from your own lot. Most of the worst surprises in rural builds happen below grade — which is exactly where we live.
Who this is for — and who it isn't.
We're not trying to be everyone's builder. The work we do best is for a specific kind of project. If you're on the left, talk to us. If you're on the right, there are good builders for that, and we'll help you find one if asked.
Good fit
Talk to us if…
You want a high-performance ICF home in Simcoe County or the Georgian Bay area
Your lot is unusual — waterfront, sloped, rural, complex servicing
Your architect is exacting and you want a builder who can keep up
You care about envelope, comfort, and long-term operating cost — not just the lowest quote
You plan to live in this home for 20+ years (or build it for someone who will)
You've done your homework and want a real conversation, not a sales pitch
Probably not us
You're better served elsewhere if…
The lowest quote is your decision driver and the lot is straightforward
You want a production home from a stock plan on a builder's lot
The build is outside our actual service area (we'll tell you honestly)
You're looking for a flipper-grade build at the lowest cost per square foot
You want a builder who'll say yes to every change request without conversation
You need it done faster than the schedule honestly allows
Three custom builds a year fill up. We'd rather have the honest conversation early than the awkward one later.
The credentials, since you asked.
None of these matter more than the homes themselves. If you're doing due diligence, though, here is what's on the wall.
Certified ICF Builder
Insulated Concrete Form construction since 1995. Industry-recognized standards.
Certified R2000 Builder
Canada's high-performance home standard. Energy efficiency, ventilation, comfort.
Certified Green Builder
Sustainable practices, materials, and energy systems. Long before it was fashionable.
Tarion Approved Builder
Ontario new home warranty. Seven-year structural, two-year systems, one-year workmanship.
Tarion matters. Every custom home we build comes with the new home warranty protection Ontario homeowners are entitled to under provincial law. Builders who avoid the Tarion process are telling you something about themselves.
The network of resources behind every build.
ICFhome.ca is the build practice. Around it sits a network of educational and reference sites that exist because the questions homeowners ask repeat themselves — and the right answer should be available before anyone has signed anything.
Honest answer: we won't know yet. We haven't met you, your project, your site, or your budget. Anyone who tries to sell you on themselves before they understand what you're actually building should be a small warning sign.
What we can tell you is this. When you call, you'll get an actual conversation with a real builder, usually Harvey. We'll ask thoughtful questions about what you want and what you need. If we're the right fit, we'll tell you. If we're not, we'll tell you that too — and we'll try to point you toward someone who is.
Either way: no hard feelings, no sales pressure, no follow-up calls you didn't ask for. Building a home is a big decision. The least a builder can do is be straight about whether they're right for the job.
Ready to talk?
The best thirty minutes you can spend before signing anything with any builder is a walkthrough of a finished ICF home. If you've got plans already, send them. If you've only got an idea, book a call. Whichever feels right for where you are today.
No spam. No pressure. Just a real conversation with a real builder.
