Free Field Guide · Edition 2026

What the calculator doesn't tell you about ICF cost in Ontario.

You ran the numbers. You got a quote range. But your actual cost depends on what the calculator can't see. This 14-page field guide covers the site conditions, hidden line items, and quote-comparison traps that move the real cost 30 to 60% on most custom Ontario builds.

  • Why your three quotes can look 60% apart (and how to normalize them)
  • The six cost drivers that move the real number on every build
  • Eleven hidden line items most quotes leave out entirely
  • Six questions to ask any builder before you sign

What's inside the field guide.

Eight chapters in plain builder voice. No marketing speak. Written by a builder who has completed 300+ custom homes in Ontario since 1986.

1

What the calculator gets right

Why wall area is the spine of any real cost estimate — and how to treat the number you got.

2

What the calculator can't see

Six site factors only a lot walk can resolve: soil, water table, access, permits, servicing, conservation review.

3

Six cost drivers

Wall height, walkouts, footprint complexity, openings, engineering, and site conditions — how each moves the real number.

4

The hidden line items

Eleven things that get missed in quotes or bundled into other scopes — with what each one typically costs in Ontario.

5

Why quotes look 60% apart

The wall-area-only vs. full-package distinction. How to force apples-to-apples comparisons.

6

Six questions to ask any builder

The questions that protect you. Most over-budget stories start with the answers being skipped or vague.

7

When ICF actually pays back

Honest filter. When the 5-10% premium is worth it, and when conventional is the smarter call.

8

What the next step looks like

What to do before you sign anything. (Spoiler: signing is not on the list yet.)

Who this guide is for.

The field guide is not generic. It's written for a specific reader. If you're on the left, you'll find it useful. If you're on the right, it's probably not worth your time.

For you if…

You'll find this useful if…

  • You're considering an ICF custom build in Ontario in the next 6 to 36 months
  • You've used the cost calculator and want to understand the number more deeply
  • You're collecting quotes and want a framework for comparing them
  • You've heard ICF is "more expensive" and want to know if that's actually true
  • You want to ask better questions before you sign anything
  • You'd rather be over-informed than over-charged
Not for you if…

Skip this guide if…

  • You want a brochure with glossy photos and no real numbers
  • You want someone to tell you ICF is always the right answer (we won't)
  • You're shopping purely on lowest cost per square foot
  • You're already mid-build and looking for cheerleading
  • You expect a 14-page sales pitch instead of an honest field guide

Written by Harvey Juric.

I've been building custom homes since 1979. The first Ontario home went up in Acton in 1986. The first ICF build came in 1995 in Blue Mountain with BLUEMAX forms. Since then I've completed more than 300 custom homes across the province, including roughly 42 in Tiny Township since 2005.

I wrote this guide for one reason: the cost-comparison part of a custom build is harder than it looks, and most homeowners don't get an honest framework for it from the people who are bidding on the work. This is the conversation I'd have with you if you walked into our office with the calculator number in hand.

14 pages. No fluff.

This isn't a brochure or a download-bait teaser. It's a complete field guide built around the questions homeowners actually ask when they sit across from us. The same content we'd cover in a one-hour consultation, written down.

You can also read the PDF directly if you'd rather skip the email step. Either way, the content is the same.

Quick questions.

The ones we get the most when people land on this page.

Is the PDF really free, or is there a catch?

It's free. You give us your name and email. We send the PDF immediately. After that, you'll get six short emails over about ten weeks — each one short, each one written by Harvey, none of them a sales pitch. After that you'll get the monthly Builder Notes (one email a month) until you unsubscribe. One click, no questions asked.

No phone calls. No follow-up unless you ask for it. If you'd rather just read the PDF without the emails, you can read it directly here.

Will this work for me if I'm not in your service area?

Yes. The cost drivers, hidden line items, and quote-comparison framework apply to any custom build in Ontario — not just Simcoe County and the Georgian Bay region where we work. The municipal-specific examples we use happen to be from our region, but the principles travel.

If your build is outside our area, we won't try to bid on it. The guide is still yours to keep.

Is this just an ad for ICF construction?

No. Chapter 7 is specifically about when ICF is the wrong choice — flippers, simple bungalows, lowest-cost-per-square-foot buyers, anyone whose timeline is short. We build ICF homes, and we believe in the system, but we'd rather tell you it's the wrong fit than sell you the wrong product.

The other seven chapters are about the cost reality of custom building in Ontario more broadly. ICF is the lens; budget honesty is the topic.

How does this guide relate to the cost calculator?

The ICF cost calculator handles wall-area pricing: forms, concrete, rebar, labour. Those are the line items the calculator can know about because they scale predictably with wall dimensions.

This guide handles everything the calculator can't see — site conditions, hidden scope items, and how to compare quotes when builders are pricing different things. Use them together: calculator for the wall number, guide for the full picture.

Will the price ranges in the PDF still be accurate next year?

This is the 2026 edition. We update the price ranges and regulatory notes every year and re-publish. If you download this year's edition, we'll automatically send you the 2027 edition when it's ready in early 2027 — same email, no resubscribe needed.

The structural insights (cost drivers, hidden line items, quote-comparison method) are evergreen. The specific dollar figures shift year to year with materials, labour, and code changes.

Can I share this guide with my architect or partner?

Please do. We'd rather have it read by the right people than locked behind a download wall. Forward the email. Send the PDF link. If your architect finds it useful, even better — the more aligned everyone on the project is about cost reality, the smoother the build.
