Why building in Penetanguishene is different

Penetang runs from serviced town lots to steep, rocky waterfront sites on the harbour — and each has its own ground rules. Get them right early and the build stays on budget.

Severn Sound & the SSEA

On the Penetang harbour / Severn Sound shoreline, the Severn Sound Environmental Association reviews waterfront development. North Simcoe has no conservation authority, so it's MNRF rules, the Town of Penetanguishene, and SSEA guidance together — paperwork we handle every year.

Rock & sloped lots

A lot of Penetang waterfront sits on rock and slope. That changes excavation, foundation and access — ICF's reinforced foundations handle it well, but it has to be planned, not improvised.

Serviced vs. rural lots

In-town lots are on municipal services; rural and waterfront lots run on private septic and wells. The lot type changes the design and the budget — we sort it before drawings are final.

Septic via SMDHU

On non-serviced lots, the private septic system is permitted through the Simcoe Muskoka District Health Unit. Soil, rock and lot size dictate the system and the cost — we size, permit and install it.

One accountable team

One builder, from your Penetang lot to the keys

No juggling a GC, a separate excavator, and a cabinet shop that's never met each other. We run the whole build in-house — which is how it stays on schedule and on budget.

Design, engineering & permits

Drawings, structural engineering, SSEA review, septic permitting and the Town of Penetanguishene building permit — coordinated as one package.

Site work — in-house

Clearing, rock excavation, driveways and grading through our own site-work crew, so the foundation stage isn't waiting on an outside sub.

The ICF shell + radiant floors

Super-insulated ICF envelope and in-floor radiant heating — the combination Georgian Bay winters are made for.

Finishes & our own millwork

Kitchens, vanities, stairs and built-ins from our in-house CNC shop — one team from drawings through installation.

Real numbers

What it costs to build in Penetanguishene

A properly built custom home in the Penetang area generally starts around $1 million turnkey, with most landing between $1.2 and $2.5 million depending on size, lot, rock and finish. On a rocky waterfront lot, the cheapest quote is rarely the cheapest house to own — get the excavation, foundation and envelope right once.

Common questions

Questions Penetang homeowners ask

Can you build on a rocky, sloped waterfront lot?
Yes — it's common here. Rock and slope drive the excavation and foundation plan; ICF's reinforced foundations suit it well once it's engineered properly.
Do I need SSEA approval on the harbour?
On Severn Sound / Penetang harbour shoreline lots, yes — the SSEA reviews the development and we site the home accordingly. We handle that review as part of the project.
Who approves my septic on a rural lot?
The Simcoe Muskoka District Health Unit. We size, permit and install the septic system as part of the build, matched to your soil, rock and lot.
How long does a custom build take?
Usually 14–18 months from first call to move-in for a clean project; add a few months for rock, shoreline or septic complexity. See how long a custom home takes.
Why do your homes heat so cheaply?
Super-insulated ICF walls plus in-floor radiant heat. Our show home's documented Enbridge bill came in around $117.45 in the coldest month — that's a demonstration home, so your real bill depends on the size of the home and how you live in it, but it shows what the envelope can do.
Do you build in Midland, Tiny and Tay too?
Yes — Penetanguishene, Midland, Tiny, Tay and across North Simcoe and Georgian Bay. See our full service area.
