Full Project Management and Consultation

Full Project Management & Consultation · Georgian Bay & Simcoe County

One builder. One number. One team accountable — lot to keys.

You shouldn't have to become the general contractor of your own home. That's our job.

Design, permits, engineering, sitework, ICF, radiant floors, finishing — we run the whole build so there's one schedule, one point of contact, and nobody pointing fingers when something needs sorting. You get to enjoy building a home instead of refereeing it.

What "full project management" really means

We carry the parts that usually land on you

On a lot of builds, the homeowner quietly becomes the project manager — chasing the designer, the excavator, the plumber and the framer, and eating the cost every time two of them disagree. That's where budgets blow up and timelines slip.

We take that whole job off your plate. From the first conversation to the day you get the keys, one team plans it, prices it, permits it, builds it and stands behind it. You make the decisions that matter; we handle the hundred that happen every week.

What we manage

Everything between an idea and a finished home

Design & drawings

Getting the idea out of your head and into a permit-ready plan.

Permits & approvals

Building permits, conservation, engineering and inspections.

Budget & schedule

One honest number and a realistic timeline — kept current.

Trades & site coordination

Our crew and trusted trades, sequenced so nobody's waiting.

Quality control

We're on site — we catch the small things before they're big.

One line of communication

One number, real updates, and answers you can actually plan around.

Why it matters

The quote is where builds go sideways

A low quote stuffed with "allowances" isn't a real price — it's a series of future change orders waiting to happen. Because we manage the whole build, we can give you one honest number and a clear contract, then hold it. Fewer surprises, less stress, and a budget that still means something on move-in day.

Help before you've committed to anything

Project management doesn't start at the foundation — it starts at the idea. Bring us a lot you're eyeing, a rough budget, or a set of plans, and we'll give you an honest read: is it feasible, what will it really cost, and what should you decide first. No pressure, no sales games.

Common questions

Project management, answered

What does full project management actually cover?
Everything from the first consult to handover — design, permits, engineering, sitework, the build itself, trades, scheduling, budget and communication. One team owns all of it.
Do you help before I own a lot or have plans?
Yes. That's the consultation side. We'll vet a lot, sanity-check a budget, or review plans for feasibility before you commit real money.
How do you keep the budget under control?
One honest number and a clear contract instead of a low quote padded with allowances. Because we run the whole job, we're not surprised by our own build — so you aren't either.
Who do I call when something comes up?
Us. One number, one team. No chasing a designer, an excavator and a framer who each blame the other two.
Are you on site, or just managing from a desk?
On site. With only a few builds a year, we're physically there, catching the small things before they become expensive ones.
What happens after the keys?
Your home is Tarion-backed, and Harvey lives in Tiny — we're not hard to find. The relationship doesn't end at handover.

Let us carry the build, not you

Bring us a lot, a budget or a set of plans — we'll tell you honestly what it takes and then run the whole thing, start to keys.
