ICF home plans that actually work in Ontario
Browse example layouts we'd build tomorrow — or bring any plan you've found, and we'll tell you exactly what changes in ICF.
Here's the truth most plan websites won't tell you: almost any floor plan can become an ICF home. What matters is how the plan is adapted — wall thickness, window bucks, point loads — and whether the design plays to ICF's strengths. Below: three buildable concepts with real 2026 costs, the conversion process for any plan, and why simple plans win.
Example ICF house plans for Ontario
These are concept layouts typical of what we build across Simcoe County and Georgian Bay — shown as examples, not fixed products. Every home we build is customized to the lot and the family. Prices are all-in 2026 ranges at $325–$550 per finished square foot; your site and finishes decide where you land.
The Georgian — 1,500 sq ft
- 3 bedrooms, 2 baths, open great room
- Attached 2-car garage, covered porch
- Slab-on-grade or full ICF basement
- Ideal for: retirees, first custom build, rural lots
Full ICF basement adds living space at the lowest cost per foot
The most-requested layout we build. Simple footprint = maximum ICF efficiency.
The Lakeland — 2,400 sq ft
- 4 bedrooms up, office/flex on main
- 2.5 baths, upstairs laundry, pantry kitchen
- Compact 40' x 30' footprint fits tighter lots
- Ideal for: growing families, in-town builds
Stacked plumbing and a simple roofline keep the range honest
Two storeys in ICF = a remarkably quiet upstairs. Wind noise stops at the wall.
The Couchiching — 1,800 sq ft
- Main-floor living + finished walkout level
- 3 bedrooms, 3 baths, screened porch
- ICF walkout basement = warm, dry, quiet lower level
- Ideal for: waterfront and sloped lots
Sloped/waterfront sites push toward the upper half — site work decides
Walkouts are where ICF embarrasses wood frame: the below-grade level feels like the main floor.
These are starting points, not products
We don't sell plans off a shelf — we build three custom homes a year, each adapted to its lot, its family and its budget. Like one of these concepts? We'll adapt it. Have something completely different? Even better: send it for review and we'll give you an honest read on buildability and cost.
Can any house plan become an ICF home? (Yes — here's what changes)
Stock plan from a plan website, architect drawings, a photo of a house you loved — all of it can be built in ICF. The conversion is routine for an experienced ICF builder, but four things always get adjusted:
1. Wall thickness
ICF exterior walls run roughly 11–13 inches versus about 7.5 for a 2x6 wood wall. Either the footprint grows slightly or interior rooms give up a few inches — decided per-plan, not discovered during framing.
2. Window & door bucks
Every opening in a concrete wall needs a properly built buck, sized before the pour. Deep ICF window sills are a feature people end up loving — but they're designed, not improvised.
3. Point loads & spans
Beams, tall walls and big openings land differently in concrete than in wood. Engineering adapts the structure — usually invisibly, occasionally simplifying an over-complicated detail.
4. Mechanical routing
Plumbing and electrical in exterior concrete walls are planned before the pour, not drilled after. A plan review catches this early so the trades never fight the walls.

Simple ICF house plans: the honest economics
Every corner, bump-out and roof valley costs more in any construction — but in ICF, complexity costs compound: more corners mean more form cutting, more bracing, more pour complexity. A simple footprint with a great interior is the highest-value ICF home you can build.
Where simplicity pays
Rectangular or L-shaped footprints, straight rooflines, stacked plumbing, standard ceiling heights. The Georgian above is the archetype — and it's our most-requested build for a reason.
Where to spend instead
Put the savings into what you feel daily: window quality and placement, kitchen function, the ensuite, radiant floors. A simple ICF shell with premium interiors beats a complicated shell with builder-grade finishes at the same budget.
What complexity really costs
The ICF vs wood frame breakdown shows the component math — and why design complexity, not the wall system, is usually what blows a budget.
